Some tips to help through the Winter months -   

Heating – It's best to leave the heating on low if you are thinking about going away for a period or set the timer so that the heating continues to come on regularly whilst you are away. When the temperature drops to freezing, pipes can expand and contract resulting in problems - such as slow leaks - likely to get worse or for the water to freeze and pipes to burst. Leaving the heating on a constant low temperature means the water will remain at a constant temperature as it flows through the pipes.

Stopcock – Ensure you are aware of the location of the stopcock to turn the water supply off in the event of an emergency such as burst pipes. Please note: not all properties have a stopcock.

Power cuts – If you experience a power cut due to Winter weather, check SP Energy Network instantly. This site gives you updates on the current situation. If the power cut affects more than just your home, contact your utility provider.

Consumer unit – Whilst you may be aware of the location of the consumer unit, ensure you keep a torch handy so that if a switch trips you can easily reset the consumer unit.

Condensation – In the Winter condensation issues tend to get worse and can cause mould to form. To prevent this, maintain an even temperature throughout the property, allowing heat to circulate by keeping internal doors open and using draft excluders where necessary to improve insulation and reduce condensation.

Light timers – Use lighting timers during the dark Winter days and if you are planning to be absent from the property for a longer period. These are a good way of deterring burglars when the property is vacant.

  • If you decide you wish to proceed further after viewing please contact the office to advise as the next step is to commence with our referencing procedure.
  • All prospective tenants are referenced by an outside referencing company – Homelet.
  • In certain circumstances a Guarantor may be required.  Please note that guarantors will be named on the tenancy agreement and will also need to sign the tenancy agreement as well as yourself.
  • If referencing is successful, you will be required to pay the first months rent in advance together with a 6 week deposit when you move into the property.
  • The lease offered is a Private Residential Tenancy agreement (PRT).
  • Please note, as a tenant you will be responsible for all utility accounts including council tax.  The landlord retains responsibility for repairs and compliance with safety regulations.
